1. Lease agreement:
The lodges are sold on a 125 year lease. A copy of the lease is available upon request.

2. Planning consent: Salcombe Retreat gained planning consent in May 2007 for 34 holiday lodges. The planning consent restricts occupation of the lodges to that of holiday use only. Further details are available upon request. Open from 15th Feb - 15th Jan.

3. Lodge purchase finance:
At this time, the lodges at Salcombe Retreat do not qualify for traditional mortgage funding. However, a number of lenders including some specialised divisions of banks, provide funding packages. Most lenders are prepared to provide finance for the purchase of a lodge at Salcombe Retreat on terms of up to 15 years and up to 80% loan to value. 4. Park maintenance:
All of the grounds, vegetation and gardens at Salcombe Retreat will be permanently maintained by the developers, the cost of which is including in the annual plot fee. Salcombe Retreat has limited boat storage space on the development and secure winter storage is available locally. Please ask for details. A separate building for washing down wet suits, surf boards, bodyboards and other beach items will be available including a toilet to owners at Salcombe Retreat in due course. We have a separate dog exercise area and are happy to take well behaved dogs! Dogs must be kept on a lead on the main part of the park.

5. Annual outgoings:
The lease provides for the annual payment of a plot fee which includes rent and a maintenance charge. Upon completion of the Salcombe Retreat lodges, the Park Owners will retain the freehold of the development and be responsible for the cost of maintenance and upkeep of the whole development with the exclusion of the lodges themselves. The cost of owning a lodge at Salcombe Retreat for the year are as follows: Site Fee £3054.00 (includes rates, water and vat) Insurance £300 - £600 (the premium will depend on the unit purchased & the value of your own personal contents. Gas/Electric: average £500. The meters will be read every six months and invoiced accordingly (according to usage).

6. Council tax / rates
By virtue of the specific holiday planning consent, the lodges at Salcombe Retreat benefit from considerably reduced rates. The rates payable for each lodge are included in the above plot/site fees.

7. Holiday lettings:
The lease agreement at Salcombe Retreat provides for lodge owners to let their property for holiday use should they choose to do so. Salcombe Retreat recommend the services of established and reputable holiday letting agent who are able to arrange a cleaning service and hand over of keys etc. This is in order to prevent lettings to unsuitable tenants, thereby protecting the enjoyment of Salcombe Retreat for all lodge owners. A further benefit is gained by virtue of placing a number of lodges with one letting agent and obtaining more prominent advertising and brochure space etc. However the lodge owner can conduct the letting themselves as long as the park rules and the terms of the licence are abided. Holiday letting agents have advised that the Salcombe Retreat lodges should provide a very good gross income per annum. Salcombe Retreat can recommend several local letting agents if required.
